Step 1

Talk with us

Step 2

Know your buying power

If you’re in the lucky position of using cash or savings to buy your property, you won’t need a mortgage and can simplify and speed up the process of buying. Otherwise, before you begin searching it is advisable to arrange your finances and, if required, have a mortgage agreed in principle.

Step 3

Do you have a property to sell?

If your move will involve selling your current home it is advisable to advertise your current property before looking for a new home.   Sellers more often than not will prefer the sale to progress as swiftly as possible so if you are actively marketing your property, they will know that you are serious about buying their property, making it more likely they will accept your offer over others.

Even more preferable is to have no chain at all, first-time buyers and those that have already sold their home are very desirable to sellers.

Book some viewings

Viewing properties is a really exciting step; here’s when the dream starts to become a reality! Our friendly team of experts can help guide you with what to look out for at the property.

 

Step 6

Making an offer

When you find somewhere you like, make a realistic offer based on your assessment of the property, its potential and things like how long it’s been on the market. Ask how long it’s been on the market and if the seller wants a quick sale.

 

Step 7

Instruct a conveyancer

Conveyancing is the process undertaken by the buyer’s and seller’s solicitors of transferring the legal ownership of property or land from one person to another.   Our Conveyancers have been hand-picked for their expertise, speed and efficiency. 

You will need to have your Conveyancer in place before your offer is accepted.

 

Step 8

Offer accepted

Once you get an offer accepted, we will do the following: prepare a memorandum of sale, confirm the agreed price with all parties, and confirm your conveyancer & mortgage details. You will need to instruct your conveyancer to proceed with the conveyancing process and your mortgage broker to proceed with your application.

 

Step 9

Conveyancing

Conveyancing is the process undertaken by the buyer’s and seller’s solicitors of transferring the legal ownership of property or land from one person to another. Once you’ve had your offer accepted, inform your solicitor so they can start studying the lease, ordering council searches, and drawing up contracts.

Step 10

Mortgage Valuation and Offer

Now you’ll need to move fast – the seller will want to see progress so try to avoid any unnecessary delays in getting the surveys and other legal work done. Complete the mortgage lender’s application form and send them the documents they require – this will include proof of your ID, evidence of your earnings, proof of your address over the last few months and your bank statements, so have these ready.

The lender will arrange for a qualified surveyor to inspect the property you’re looking to buy and check its value. As well as make sure that it’s a property they’ll lend against.

Step 11

Exchange of contracts

Once the survey and searches have come through and your mortgage is approved you will be ready to exchange contracts and put down a non-refundable deposit. This will all be arranged by your solicitor. Exchange of contracts occurs when all enquiries have been confirmed and agreed upon. The completion date is then set by mutual agreement.

 

Step 12

Completion

There’s very little you can do on completion day other than drink endless cups of tea and anxiously await the call from us letting you know that the funds have cleared in the seller’s account, and you can finally collect the keys to your new home. You’re then ready to move in, Congratulations, you are now the legal owner of your new home!
