Step 1
Know your affordability
You’ll need to demonstrate a household income of 2.5 times the annual rent. For example, an £800 pcm rent would need £24,000 pa income (£800 x 12 months x 2.5).
A holding deposit will be taken to secure the property. Your rent will need to be paid monthly in advance. A security deposit will be held against the property. See our tenancy charges below.
Step 3
Found your perfect home? Here’s what to expect next.
We will ask you to complete an application form and we will obtain references to check your suitability to rent. Once this is complete and your move-in date confirmed, we’ll send your tenancy out for signing.
You’ll need to make payment of the first month’s rent and a security deposit and the keys are ready to be handed over.

Moving house can be a stressful experience. Using your PropertyFile account you can stay informed from the application stage right the way through to when you move out.
We let you know important events such as your referencing status, when inspections are booked. You can also find out move in and move out appointment dates and times.
